We were appointed across our disciplines to coordinate and submit an outline planning application for 1,570 homes, new primary school and local community/retail facilities alongside a full application for the first phase of 145 houses. We were specifically appointed for our integrated approach to master planning, EIA and public consultation. We led on planning strategy, signed a planning performance agreement with the LPA which enabled us to take forward an application ahead of the local plan process. We also led on community engagement. One of the key constraints was the extent of utilities and services crossing the site, above and below ground, which were inconspicuously integrated into the master plan. The master plan responded positively to local character and supported the planning justification for early release, linked to the key sustainability principles running through the NPPF. Planning permission now has been secured.
We worked closely with Redrow’s in-house architects to develop a master plan that met their detailed requirements.
