In 2007 we were commissioned to prepare and submit a hybrid planning application to develop a 55-hectare estate in South Gloucestershire into a world-class, conservation-led visitor attraction. Upon completion of the master plan, 600,000 people will be expected to visit each year.
We coordinated a large consultant team and a number of specialist architects. These included a series of exhibits of endangered ecosystems from the UK and around the world, together with attractions and facilities to give an “immersive” visitor experience.
Preparation of the hybrid planning application (part outline and part full) included addressing the very special circumstances to justify development in the green belt. The application included an EIA and extensive surveying and mitigation proposals for protected species.
After securing the support of key stakeholders, South Gloucestershire Council unanimously supported the scheme. As a development in the green belt, the application was referred to the Government Office for the South West, but was not called in and consent was issued.
