Terence O’Rourke was appointed as planning consultant to progress Phase 3 of the estate’s regeneration comprising the redevelopment of two sites, phases 3.1 and 3.2.
To maximise the development potential of the phase 3.2 site and secure additional family houses, the design approach approved by the outline consent was revised. Terence O’Rourke’s early planning advice informed key client decisions on how to progress the site and our work and relationship with stakeholders enabled support for the revised approach, which was progressed by means of a full planning application. The revised proposals included the delivery of 99 flats and 17 townhouses together with the construction of a new street.
Phase 3.1 comprising 124 homes, café and the delivery of station square, was progressed in full compliance with the approved outline permission, whilst a separate application was required to take forward works outside the red line associated with the rationalisation of access arrangements to the neighbouring development.
Terence O’Rourke also advised on amendments and applications necessary to bring forward revised siting and proposals for a temporary Youth Club and open space provision at Caine House. All planning applications were successful.
