Close to the River Colne and the Grand Union Canal, the former Sanderson textile printing factory at Uxbridge was a large industrial building, built in 1919 and set in landscaped grounds with extensive sports and social facilities for the staff. The factory closed at the end of 1999.
Working with architects Aukett Fitzroy Robinson, we assisted Goodman UK Ltd (formerly Arlington Property Developments Ltd) to obtain planning permission to create a stunning new prestigious business park on the site of the former factory.
In this sensitive location on the edge of the green belt the master plan required careful crafting to ensure the development fully respects its setting. Sitting close to the boundary of South Bucks District Council and the London Borough of Hillingdon, issues such as traffic impact needed to satisfy the district and Transport for London.
The scheme, now fully built and occupied, provides 300,000 sq.ft. of high quality office space in an impressive landscaped setting. It has created significant environmental gains by improving local visual amenity and has brought important botanical and wildlife areas on the site into beneficial management.
