Terence O’Rourke has provided planning consultancy services to M&G Real Estate, including strategic planning advice and negotiation on their asset management initiatives and the proposals for a comprehensive retail-led mixed use scheme at the Friary Shopping Centre and adjacent land at North Street in Guildford.
M&G Real Estate has a long leasehold interest in the Friary Shopping Centre and also has interests in adjacent development land which, combined with council landholdings, provides a major development opportunity in the town centre.
The project has involved providing advice on the emerging proposals to reflect the future retail and development demands of the town. Terence O’Rourke has secured a flexible site specific allocation in the Draft Guildford Local Plan which provides an opportunity to progress a residential-led, mixed-use proposal at this location. The team has also successfully negotiated a Prior Approval Notification for the demolition of a number of buildings in the area in preparation for the new development proposals.
